With a revitalization of turn of the century and older homes, has come a number of concerns regarding the integrity of these older homes and the health concerns that are synonymous with older building materials. The increasing popularity of character homes has almost created a market unto itself. Heritage homes are selling for more and more money as buyers see the endless possibilities in renovating and restoring these beautiful homes. Be prepared if you decide to purchase such a home that there may be some things you will need to do to get the home into pristine condition if it has not been renovated recently.

The first thing that you want to do with an older home is to ensure that the home itself is on solid footing. This means having the foundation inspected. What you are going to want to be looking for in a foundation inspection is signs of deterioration and water damage. Deterioration can cause long-term problems because as the foundation deteriorates the home settles onto a base that is not stable. Water damage on the other hand, especially in the foundation can cause mold. The foundation of a home is dark and moist, a perfect breeding area for mold. It is absolutely imperative that the home's foundation is watertight.

Another important thing to check for in old homes is the presence of lead. Lead was extensively utilized in older homes in both piping for plumbing and in paints. As anyone now knows lead can be quite harmful if it is in our immediate environment. Another major concern in old buildings is the presence of asbestos. This material was used extensively in construction as a fire retardant and has been proven to be extremely harmful. If asbestos is present in a home it should be the highest priority to get rid of it. Take note that a special contractor who is licensed specifically for working with asbestos is required to remove this material.

Always be sure when purchasing an older home to have it inspected thoroughly and completely. Be sure that your investment is safe by today's standards before you make the purchase.

To Increase Sales Become An Assistant To The Buyer

Sales still slumping along and not where you want them to be? Maybe, you need to change your role?

Years ago, Marcel Proust wrote: "The true voyage of discover is not seeking new landscapes, but seeing with new eyes." How do you view yourself as a salesperson? What would happen if you changed that perspective?

Within a proven and sustainable sales process, your ultimate goal is to make a sale. To do that requires that you build a relationship with the buyer. If you agree with that relationship selling is becoming a moniker within the sales training world, then what do you need to build and nurture this relationship?

Possibly, you are thinking "I knew that already!" (IKTA) so tell me something new? What would happen if you stood next to your buyer instead of standing across from your buyer?

Think of being the assistant to the buyer? When you embrace this role, you are gaining higher levels of commitment through the entire buying selling process. For you are literally helping your prospect buy your products or services. Your behavior demonstrates that their best interests are your best interests. And the outcome is a series of trial closes that seem more like agreement statements than sales statements.

One of the best examples is within the buying/selling process of a new or used vehicle. We all know the sales drill. We speak with the salesperson who is selling cars that leads us to the Finance and Insurance (FI) person and sometimes we even end up with the general manager (GM) or owner. If you are that car sales person, where do you stand during all these exchanges? Across the table from your potential customer or next to the FI person or GM? Do you position yourself next to your prospect?

If you are not seated or standing next to your prospect, then change positions. When your customer views you as being on their side both physically and verbally, you have elevated yourself within their eyes. The result is that another level of trust has been established and solidified.

By changing how your look at your role within the buying/selling process and become more of the assistant to the buyer, will get you far closer to where you want to go in your efforts to increase sales.

The quest for cheap horsepower has been the forefront of club motorsport for many years and, seeing as the gap between competitors season budgets seems to be growing wider all the time, ever more important. The low budget competitor needs to do most of his or her own work on the car to keep costs down, so how do you build fast cars on a budget? The class rules need to be taken into account as building an illegal car for a championship is helping no one!

The best way in my experience to build a fast car on a budget is to go for some serious lightening, I mean take out everything that is not used. I even go as far as to scrape all the sound deadening pads off the floor of the car and remove all underseal, you can also take out all unnecessary wiring, if you are building a race car chances are you are going to take out the airbags, but you will be surprised how many people leave the wiring in and just tape the ends.

I do all my own engine work, also keeping cost's to a minimum, many engines come out the factory very inefficient at producing horsepower and much can be done to improve this. If you plan to tune a used engine for your fast car then try to get one from a passenger car that has done low miles and hopefully never been driven hard, you would not want to buy a used engine off me for example! Much can be done to make a car fast without taking the engine block apart, for example many cars leave the factory with very inefficient air intakes with warm air feeds. This is great for economy but no so good when we want to build a cheap fast car.

The warm air feed and much of the breather system on most cars can be modified within the championship regulations to give a fair few extra horsepower. In many championships induction is free thus allowing the airbox to be drilled or removed entirely and replaced with a home made or after market item to help make that elusive fast car on a budget.

I have been competing in club level motorsport with an extremely low budget for years and I have had a fair amount of success, nothing will ever beat the feeling of beating a car that cost 10 times as much as mine!

The Hybrid Blog and Ping

For the past two years, one of the best SEO inclusion tactics was the use of blogs. Blogs have become a base standard in SEO marketing, but as times change, so does the efficacy of any tactic.

With that said what worked two years ago certainly isnt the same thing thats working now. The worst part is that uninformed marketers are still teaching the old methods of SEO marketing with blogs to the masses.

In this article, you will be enlightened to the newest form of SEO marketing with blogs.

Lets begin by eliminating a huge fallacy.

The blog and ping is a process by which you post a snippet of information from your site to a blog (mainly blogger.com) with a URL to your site included, and then notify Yahoo that a post exists on this blog. The idea is that your blog will be spidered quickly by both Google (due to blogger.com) and Yahoo.

You only need to blog and ping a maximum of 10 pages from your site. The entire purpose for doing this is to attract search engines to your site and let them spider the rest of your site on their own. You can equate this process to renting links. You simply rent one link to your site in order to get the spiders to visit your site.

Unfortunately money hungry marketers came along, didnt understand the concept, and then took it upon themselves to teach people that every page on your site required blogging and pinging. To top it off, these same uninformed marketers began teaching their followers that three pages should be processed every 15 minutes.

The blog and ping isnt as effective as it was a year ago because of these numbskulls.

With that said, it was time for the process to evolve. Its efficacy was diminished due to misuse and misguided education.

So where has it evolved to?

Its evolved into an organic blog that grows of its own. This blogging system receives its data from remote sources and posts on a consistent, yet infrequent basis. It pulls usable and visitor friendly data from a variety of sources, while still hosting the links you want found by the search engines. This blog informs over 50 blog directories every time an automated post is made, making it extremely valuable to the search engine algorithms.

How is this accomplished?

First, you need Wordpress (http://wordpress.org) and RSS to Blog (http://www.stealthtrafficsecrets.com/rsstoblog.html). Once youve downloaded both of these, make sure you install them.

Once installed, configure Wordpress per the instructions found here: http://www.stealthtrafficsecrets.com/wordpress-tricks/.

Second, create a list of links from your site which will be used in this new hybrid blog and ping tactic. One of the bonuses for RSS to Blog is a tool that does this automatically for you.

Third, add these harvested links to the RSS to Blog system and hit save. Set your cron to post out as often as you like and youre done.

Thats it in a nutshell.

There are a couple of additional points I need to make,

First, when using RSS to Blog you also have the ability to add additional data from other sources in order to make your Wordpress blog readable by the masses.

Second, the Wordpress tricks book gives you the knowledge to make your blog more search engine friendly as well as providing a list of blog directories that are automatically notified every time you make an entry.

Garage Flooring - A Whole New Ball Game

Now once upon a time in the world of garage flooring it used to be pretty simple, if you wanted to have something other than the bare concrete then you either got some clear coat protectant or you painted it. Today that is no longer the case, as with everything else in the world, people have found ways to "pimp out" their garage floors. Two of the most popular ways that have come around as of late are epoxy coating and garage flooring tiles. Within each category there are several styles and colors available and the install times can vary, but here is the breakdown of the pros and cons of each.

When it comes to garage floor epoxy coatings there are several options. Rustoleum is one of the better known manufacturers of this type of coating. If you are sitting on the edge as to which kind of garage flooring you should use, you should make note that one of the very first things that Rustoleum says on their Info page is that you should not do epoxy coating if you have Sealed Concrete, Poorly Bonded Previous Paint or Loose or Poorly Cured Concrete or Concrete Dust you can take yourself out of the running for this option right now. What you will see as you shop around for garage floor coverings is that epoxy coating is a good less expensive option for preferably newer homes with newer garages going in some of the downfalls of the epoxy coating are first, the almost toxic process of applying it to your garage floor, the majority of epoxy coatings require a multistage process with very strong smelling chemicals and sometimes acid etching is involved. Also, if you live in climates where your garage is going to be wet, epoxy coating doesn't offer that traction that other garage flooring materials do. My recommendation is that if you are looking to flip a house and looking for a quick way to make the garage look a lot better but you are not going to have to deal with the usability side of it then epoxy coating is the way to go.

My research and experience has shown that there is a better, cleaner, healthier alternative to epoxy coating when it comes to garage floor covering and that is garage floor tile. The best Garage floor tile that I have found in my searching is made by a company out of Salt Lake City, Utah called RaceDeck. Their flooring is designed so that really anyone can just snap them together, almost like the linkin logs of garage flooring. You can buy either 12"x12" or 18"x18" these can go down on any concrete surface just as long as it is flat so you don't have to worry about whether it is sealed or purely cured etc.. Another nice thing about products like RaceDeck is the fact that there are no harmful chemicals that you have to work with and inhale; its just a matter of snapping the tiles together.

So if you are in the market for new garage flooring I would recommend something like RaceDeck flooring that is simple, clean and can just snap together within a matter of hours.

The same boy that used to be despondent then is now helping a lot of people with their lives all over the world. The word unemployment seems to be a word I just couldn't understand any longer. Tough times is now seen as a challenge to overcome and impossibilities is a non-existent word in my dictionary.

Business plan help is on the way. Use these tips when you're coming up with your business plan financial projections.

Don't make the assumption that the reader can understand your business plan assumptions. By the time you are finished with your projections, you will be very familiar with the assumptions you used to construct your financial models. A first time reader of your business plan will not. Are you certain that you made it easy to follow your logic?

The best projections for your business plan are well-rounded ones.
Telling the investor that his projected return is 52.444% is not any More impressive than saying you project a return of roughly 50%. Many entrepreneurs come down with a bad case of spurious exactitude when doing projections. This seems to be a highly contagious disease.

Hold the Scenarios
Many people think that the more complex their financial models are, and the more "what if" scenarios they concoct, the higher their chances of being funded. A variation of this is the business plan that has projections seemingly for decades. Fifty pages of imaginary numbers are not better than five. Particularly in this age when technology is evolving so quickly, it is impossible to accurately forecast 3 years out, let alone 7. Concentrate instead on answering these questions: How fast are we going to use the investor's money, when does the company's cash flow turn positive, and what margins can this company earn?

The Hard Truth About Software
There are a number of business plan software packages that sell thousands and thousands of copies. Software can be very helpful in developing financial models and preparing projections. But they are not going to write the narrative sections of the business plan for you, so you may be disappointed in the results you get from using a computer program in building your business plan. How can the programmers of "Super Duper Hot Business Plan Whizzo" or whatever the software is called, possibly know how your plan should look since they have never met you and do not know anything about your company?

Incidentally, for the average cost of these software packages, you can take a family of four out to dinner, and at least two of them can order dessert.
